Alex and his crew worked their magic and really came through for us. I have a friend recovering from a some health concerns and was not going to be able to return home in the condition it was in. They worked with our budget, and were prompt, friendly and professional. They certainly went above and beyond. Wouldn't hesitate to use them again. BIG THANKS to Alex!

Junk Father was one of three places I contacted. They were by far the best priced and easiest to work with. They ask what items were being moved and gave me a quote based on that. Other companies wanted pictures and more details. Alex was great communication and very very fast and moving the things out. I would definitely recommend Alex and his team to anyone who needs furniture or items removed.

Rental cleanouts, from the last sofa to the whole place

Planning your own move? See our move-out and pre-move cleanouts for a few leftover pieces, a larger removal list, and packing debris after unpacking.

Moving out? We can pick up the furniture that isn’t coming with you. Managing a rental? We can clear unwanted contents between occupants. Refreshing a cabin? We’ll get the old furniture out of the new furniture’s way.

Tell us about sofas, chairs, tables, dressers, bed frames, mattresses, box springs, and other household items or bagged trash you want removed. Carpet removal can be included when needed. Have old appliances on the list too? Mention them while we’re putting the quote together.

You don’t need a full property’s worth of junk to call the family. A single leftover item is a job worth getting off your list.

APARTMENT MOVE-OUT / A REAL CLEANOUT

He'd moved on. The furniture hadn't.

This tenant had already moved out, but some furniture was still taking up residence. He needed the apartment left empty and didn’t want those last few pieces putting his security deposit at risk.

He called The JunkFather to finish the hauling. We removed the remaining furniture and unwanted items, leaving the living room clear instead of leaving him with another moving-day job.

The move was his business. The leftovers became ours.

SEVIERVILLE CABIN RENTAL / FURNITURE REFRESH

New furniture coming. Old furniture going.

This cabin rental in Sevierville was due for a refresh. New furniture was part of the plan, but the old seating was still holding its usual spots.

We removed the unwanted furniture and cleared the living area for its replacements. The owner could move ahead with the update without taking on the lifting and haul-away too.

A rental refresh doesn’t have to turn into a furniture-moving operation. Give us the list of what’s leaving; we’ll take care of that part.

After

EVICTION CLEANOUT / CONTENTS & CARPET REMOVAL

A fresh start, with room for the next step.

After an eviction, this property owner needed the rental cleared so they could begin getting it ready for a new tenant.

We removed the unwanted contents and took out the carpet as part of the cleanout. That gave the owner a cleared space for the next stage of the property’s turnover, rather than a roomful of removal work standing in the way.

How our rental property cleanouts work

1. Show us what needs to go

Send a few photos of the items or rooms, your city or ZIP code, and your preferred date. Tell us what you’re keeping and whether carpet removal or other materials need to be included.

2. Approve the work and price

We’ll explain what’s included, confirm the quote before work begins, and agree on the appointment and property access. The offer comes first. The hauling comes next.

3. Leave the lifting to us

Our crew removes the approved items, loads them, and hauls them away. You don’t have to drag the heavy furniture outside before we arrive.

How much does a rental property cleanout cost?

Upfront pricing. No hidden fees.

A couch and a dresser left after a move are a different job from a furnished rental that also needs carpet removed. The amount and type of material, heavy or bulky items, dismantling, sorting, labor, disposal, and difficult conditions help determine the price.

Photos help us give you an initial estimate. We’ll confirm the work and final quote before starting, so you know what you’re approving. Anything extra that adds to the price gets discussed and approved first.

Put the full list in front of us while we’re quoting. The mattress in the spare room doesn’t need its own appointment with the family.

Getting ready for the crew

Make the keep-and-remove decisions clear. Point out anything staying with the property, and set aside personal documents, valuables, and belongings you want to keep. Leave the heavy lifting to us.

Confirm authorization and access. The owner or authorized representative must have the right to approve removal of the belongings. For an eviction or abandoned-property cleanout, that must be settled before we begin. Arrange any keys, lockbox details, or building access with us in advance.

Flag hazards before scheduling. Tell us about hazardous materials or unsafe conditions so the right plan can be made. Hazardous-material cleanup is not part of an ordinary junk cleanout. The JunkFather does not perform electrical work; any required electrical disconnection must be handled by an appropriate qualified professional before removal.

Rental property cleanout questions

Yes. A single sofa, a mattress, or a few leftover pieces of furniture are all good reasons to call. You don’t have to book a whole-property cleanout.

Yes. We can remove the unwanted items you identify so they aren’t left behind at move-out. Tell us your preferred date when requesting a quote. We handle the removal; we can’t guarantee the outcome of a landlord’s inspection or security-deposit decision.

Yes. The Sevierville project shown above is a cabin-rental furniture refresh. Send photos of what needs to go, the property’s location, and your preferred timing so we can quote the removal and check availability.

Yes. Carpet removal was part of the eviction cleanout featured on this page. Tell us which rooms need it so we can include the removal and disposal in your quote. Replacement flooring and subfloor repairs are separate work.

Yes, once removal is authorized. The owner or authorized representative must confirm the right to dispose of the belongings before our crew starts. We provide the cleanout and haul-away, not the eviction process.

No. Leave the heavy items where they are and let us know what stays and what goes. We’ll coordinate property access and handle the lifting and loading.

No. This service covers removal and haul-away of the unwanted items and any materials included in your quote. Plan separately for deep cleaning, repairs, decorating, or new flooring needed before the next tenant or guest arrives.

Call or text and we’ll check the next available appointment. Include your location, photos of the items, and any move-out or furniture-delivery deadline. We’ll discuss what can fit the schedule rather than promise a date before checking.
