HOARDING CLEANOUTS / PRICING EXPLAINED
Hoarding Cleanout Cost in Knoxville, TN
Practical help. A pace you're comfortable with. A clearer idea of cost.
When a home has become hard to manage, the cost of getting help can feel like one more unknown. Whether you’re reaching out for yourself or someone you love, you don’t need to apologize for the home or have every decision made before you call.
A full eight-hour day with our three-person crew is generally around $2,500, plus container costs and any additional fees the work requires. We can help you understand what that might look like for your home, whether you need a few hours of support or several days to work through it together.

A local crew to help you take the next step. You make the decisions; we help with the work.
A starting point for your budget
Around $2,500 per day
Three crew members. An eight-hour day.
Container costs and any additional fees are separate. Extra crew members also add to the price.
The day can include more than hauling
That time can be spent sorting beside you, boxing belongings you want to keep, moving furniture within the home, bagging unwanted items, and carrying and loading what you’ve approved for removal. We agree on the help you need before we begin.
We’re happy to help for four hours, a full day, or the whole week. A shorter visit might focus on one room or a few priorities. A longer project gives us more time to work through the home together. We’ll price the time and crew you actually need rather than assume every home needs the same package.
What might that look like for a whole home?
It helps to picture the work rather than just a day rate. Here are two examples of how the amount of clutter, the layout, and the time spent sorting can shape the overall budget.
One level, with decisions moving along steadily
Around $3,000 overall
Picture a single-level home with three bedrooms, two bathrooms, and light-to-moderate clutter. You’re sorting with us and making keep-or-go decisions at a fairly steady, moderate-to-quick pace.
Three people might work through that cleanout in about one eight-hour day, using one 40-yard container. A project like this could come in around $3,000 overall, including the crew day and container. The container price and any extra work can move that total up.
Now picture that same home with much more packed into each room. It may take more than a day and need more disposal space, even though the bedroom count hasn’t changed.
Two floors, with more time to sort
$6,000 or more overall
Now picture a two-story home with moderate clutter. You’d like to take things more slowly, open boxes together, and spend time deciding what to keep. There are also stairs between the belongings and the container.
That project might take a three-person crew about two eight-hour days and need two or more containers. An overall budget of $6,000 or more is realistic for that kind of work, depending on the time, disposal needs, and help involved.
Taking longer to sort is not doing it wrong. It simply means we plan for more time, rather than ask you to rush through decisions that matter.
Looking at the home and talking through your priorities helps us turn these broad examples into a plan that fits you. Some projects need less help; others are better approached a room or a day at a time.
You set the pace. We plan the work around it.
Some people already know what can go. Others want to look through every drawer, keep family papers together, or take a moment with something they haven’t seen in years. We’re happy to help either way.
Time spent sorting is part of the crew’s working time, so a slower pace can mean more time on the job and a higher overall cost. That is something to plan for together, not a reason to feel pressured. You decide what stays and what leaves; we don’t make those decisions for you.
If you have a budget in mind, tell us. We can choose a useful starting point, such as clearing a bedroom, opening up a hallway, or working through one room’s contents. You don’t have to solve the whole house in one visit.
You don't need everything sorted before we arrive
Getting ready for help shouldn’t feel like another cleanout. Alongside hauling, our agreed work can include the practical tasks that make it easier to move forward.
Help with what you're keeping
We can sort alongside you, set aside the belongings you’ve chosen to keep, and help with boxing, packing, and packaging. We can also reshuffle furniture within the home as part of making room to work or putting a cleared space back into use.
You don’t have to choose between getting help and staying involved. We can do the lifting while you guide the decisions.
Help with what needs to leave
We can empty cabinets and drawers, remove unwanted contents from appliances where safe, bag loose items, and carry and load the things you’ve approved. Unwanted furniture and appliances can be part of the removal plan, too.
After items are cleared, we’re happy to sweep the accessible areas and blow off outdoor areas where appropriate. It’s basic tidying as part of the cleanout, not a deep-cleaning service.
What can change the final cost?
How much is there, and how easily can we reach it?
A lightly cluttered room and a room packed from wall to wall involve different amounts of work. Stairs, narrow paths, heavy items, and a long walk to the container also affect how much we can do in a day. The degree of clutter matters more than the number of bedrooms alone.
How much sorting, packing, and crew time will help?
Carefully opening boxes and packing belongings takes longer than removing a pile that’s already been sorted. Extra days or additional crew members add to the cost. A larger crew may help with carrying and loading, but it doesn’t replace the time you need to make decisions. We’ll talk through the team size rather than simply add people.
Containers, disposal, and any extra charges
Container costs are separate from the crew day rate. The number and size needed, disposal weight, and any extra rental time or special-item charges can affect the total. Packing supplies or other job-specific needs may add to it as well.
We’ll go over the expected costs with you before starting and talk with you before adding paid work. If the project grows, we can discuss continuing, changing priorities, or planning another visit. You should be part of that conversation, not find out only when the work is over.
First we help clear the space. Then the right specialists can do their part.
We’re a junk removal and cleanout crew, not a cleaning or repair company. We don’t provide deep cleaning, sanitation, pest control, foundation repairs, structural work, hazardous-material remediation, or other services outside the cleanout itself.
What we can do is remove the belongings and debris that are in the way, empty cabinets, and do basic sweeping and outdoor tidying. For many homes, that is the first step that gives cleaners, pest-control professionals, or repair contractors room to reach the areas that need attention.
If pests or unsafe conditions are present, let us know before the visit so we can plan the right order of work with you. Sometimes a specialist needs to address an issue before we can safely begin. You don’t have to figure all of that out before making the first call.
We'll take it one step at a time.
1. Tell us what would help most.
Maybe you need one room back, help preparing a home for a loved one’s return, or support with a larger cleanout. Tell us what you’re hoping to change, how involved you’d like to be, and any budget or timing concerns. Photos can be helpful, but you don’t need to send them to start a conversation.
2. Agree on the help and the price.
For a larger job, a visit lets us understand the layout, amount of clutter, and container access. We’ll talk through sorting, packing, crew size, likely time, and disposal costs so you know what the plan includes. Tell us when you’d like to begin, and we’ll check crew and container availability.
3. Let us share the load.
You choose what stays and what goes. We help sort, box, bag, lift, and haul, with room to pause and talk things through. We treat your home and your situation with respect and discretion. This is about helping you move forward, not judging how things got here.
A few questions you might be wondering about
Does the $2,500 include a dumpster?
No. Around $2,500 is the general rate for three crew members working an eight-hour day. Containers and any additional fees are separate. The whole-project examples above include an allowance for containers, which is why they are higher than the crew rate alone.
Can we start with just four hours?
Yes. We’re happy to discuss a four-hour visit, a full day, or help across a week. We’ll agree on the shorter visit’s price and priorities with you. Starting smaller can be a perfectly good way to begin.
Will you make me throw things away?
No. You’re in charge of the decisions. We can work beside you, set items aside, and help box what you want to keep. We only remove the items you’ve approved.
Will the home be deep-cleaned when you're finished?
Our work is the cleanout and basic tidying, not a deep clean. We can sweep cleared areas and help make room for the next professionals. Cleaning, pest treatment, and repairs need to be arranged with the appropriate specialists.
The neighbors get the last word.

Junk Father was one of three places I contacted. They were by far the best priced and easiest to work with. They ask what items were being moved and gave me a quote based on that. Other companies wanted pictures and more details. Alex was great communication and very very fast and moving the things out. I would definitely recommend Alex and his team to anyone who needs furniture or items removed.Posted on Google![]()
